Dubai property valuation research

This module supports valuation work; it does not perform it. What it gives you is the evidence base a valuation rests on — recorded transactions, comparable sets and price context — organised for research rather than for a single automated number.

Key capabilities

Evidence-led research

Work from recorded transactions and comparable sets rather than from a single opaque estimate. Every figure you use can be traced back to the records behind it.

Price context at three levels

Set a subject property against its building, its community and the wider market, because a unit can be cheap for its building and expensive for its community at the same time.

Documented research trail

The research path — which comparables, which period, which filters — is visible, which matters when a conclusion has to be explained to a client, a committee or a credit file.

Business use cases

What people actually use this module for, rather than a list of what it contains.

  1. 1

    A valuer or appraiser

Assemble and review the recorded evidence relevant to a subject property as part of a professional valuation process.

  2. 2

A lender reviewing a submitted valuation

Sense-check a figure against the recorded market evidence for the same building and community.

  3. 3

An investor forming a price view

Develop an independent view on value before negotiating, grounded in what the market has recorded.

How the analysis works

  1. 1

    Identify the subject property

Building, community, property type and size.

  2. 2

    Assemble the evidence

Comparable recorded sales and the price context around them.

  3. 3

    Form and document a view

The conclusion is yours; the platform makes the basis for it explicit and reviewable.

Filters and metrics

The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

Data limitations

  • PropertyMetric provides valuation research and decision support. It does not issue certified valuations, bank-approved valuations, or a live automated valuation model.
  • A formal valuation for a regulated purpose requires an appropriately qualified professional and is outside what this platform does.
  • Recorded transaction data does not capture every factor relevant to value, particularly unit-level condition and non-price contract terms.

Metrics used on this page

Comparable transactions
Recorded sales of properties similar enough to a subject property — in location, type, size and recency — to inform a view on its value. Comparables are evidence for a judgement, not a substitute for one.
Price per square foot (AED/sqft)
A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.
Median sale price
The middle recorded sale price in a set of transactions: half sold for less, half for more. The median is used instead of the average because a small number of very high-value sales can pull an average far away from what a typical buyer paid.
Asking price versus recorded sale price
An asking price is what a seller advertises. A recorded sale price is what a completed transaction was registered at. The two can differ materially, and only the second is evidence of what the market paid.
