The Dubai property market on one dashboard
Most property questions start the same way: what is the market doing right now, and is that different from last quarter? The dashboard answers that in one screen — headline KPIs, the price trend behind them, and the recent transactions the figures are built from.

Key capabilities
Filter first, then read
Set emirate, community, property type and time range before you interpret anything. Every KPI, chart and table on the dashboard responds to the same filter set, so you are never comparing a city-wide median against a single-community trend by accident.
Headline KPI cards
Transaction value, transaction count, median AED/sqft, gross rental yield, median sale price and median annual rent sit together, so a move in one is immediately visible against the others. Off-plan share and mortgage share appear where the available sample supports them.
Price and activity trends
Median price per square foot and transaction volume are charted over your selected range. Reading them side by side is what separates a genuine price move from a change in which properties happened to sell.
Most active communities
A ranked view of where activity is concentrated in the selected period, with the communities recording the highest median rents shown alongside — useful when you are deciding which area to research in depth.
Recent transactions table
The individual recorded sales behind the headline numbers, so you can sanity-check an aggregate before you quote it. Every aggregate on this platform is traceable to records.
Business use cases
What people actually use this module for, rather than a list of what it contains.
- 1
An investor opening a research session
Check whether activity and price levels in a shortlisted community have moved since the last review, then drill into the transactions that caused the move.
- 2
An agent preparing for a client meeting
Walk in with the current median AED/sqft and recent comparable sales for the building or community under discussion, rather than a general impression of the market.
- 3
An analyst producing a monthly update
Pull consistent headline figures for the same filter set each month, with sample sizes visible so that a thin month is reported as thin rather than as a trend.
How the analysis works
- 1
Choose the market segment
Emirate, community, property type and time range define the population of records every figure is computed from.
- 2
Aggregate the recorded transactions
KPIs are computed from the transactions matching your filters — medians for price measures, sums for value, counts for volume.
- 3
Read the figure against its sample
Where a segment has few records, the dashboard is designed to surface that rather than present a precise-looking number from a handful of sales.
Filters and metrics
The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

- Community
- Property type

Data limitations
- The most recent period in any dataset is typically incomplete because of reporting lag, and will revise as records arrive.
- Rental yield figures are gross and exclude service charges, vacancy, maintenance and financing costs.
- Narrow filter combinations can produce small samples, where a median moves sharply without the market moving.
Metrics used on this page
- Transaction value
- The total recorded value of property sale transactions in a selected market, period and segment. It is a sum of recorded sale prices, not an estimate of market size or of the value of all property stock.
- Transaction volume
- The count of recorded sale transactions in a period. Volume answers "how much activity", while transaction value answers "how much money" — a market can rise in value while volume falls if larger properties trade.
- Median sale price
- The middle recorded sale price in a set of transactions: half sold for less, half for more. The median is used instead of the average because a small number of very high-value sales can pull an average far away from what a typical buyer paid.
- Price per square foot (AED/sqft)
- A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.
- Gross rental yield
- Annual rent divided by property price, expressed as a percentage. Gross yield excludes service charges, management fees, vacancy periods, maintenance, agency costs and financing — so it is a comparison tool, not a return forecast. Net yield, which deducts those costs, is a different measure.
- Off-plan share
- The proportion of recorded sale transactions in a period classified as off-plan rather than ready property. It describes the mix of recorded activity, not the proportion of built stock.
- Mortgage share
- The proportion of recorded transactions in a period associated with a mortgage registration. It is shown only where the available sample is large enough to be meaningful for the selected segment.
