Data Disclaimer
This page states the limits of the data, in one place. It exists because most data disclaimers are written to protect the publisher, and a useful one should also help the reader avoid a wrong conclusion.

Figures on this website
Numbers shown in the product previews on this marketing website are illustrative. They exist to demonstrate how the interface presents market data and are not current or historical market statistics. Every preview carries an "Illustrative data" label.
Where this website publishes a figure as fact — the AED prices of subscription plans, API request allowances and key counts — it comes from the subscription configuration and is stated without embellishment.
Figures in the platform
Measures in the PropertyMetric application are computed from the recorded data available to the platform for the filters you select. They are descriptions of recorded activity, not valuations of any individual property and not predictions.
Coverage and completeness
- Dubai is the primary market covered. Coverage, reporting periods and completeness differ between data categories.
- Supply figures are based on available registered project records. Registry coverage can be incomplete, so displayed supply may not represent total future stock.
- Narrow segments can have too few records to support a reliable figure. The platform indicates this rather than presenting a precise-looking number.
- Reporting lag means the most recent period in any dataset is incomplete and revises upward as records are registered.
Derived measures
Medians, price per square foot, gross rental yield, off-plan share and index values are calculations applied to recorded data. A derived figure inherits the limitations of its source and adds those of its method. Definitions for every published measure are on the methodology page.
Gross rental yield is annual rent divided by price. It excludes service charges, management fees, vacancy, maintenance, agency and transaction costs and financing. It is a comparison tool, not a projected return. We do not publish net yield.
What the data cannot tell you
- Registered values may not capture every commercial term agreed between the parties to a transaction.
- Transaction records contain nothing about unit condition, floor, view or finish, all of which materially affect value.
- Recorded area definitions are not perfectly uniform, which affects per-square-foot comparability.
- Expected project delivery dates are planning information and change; slippage is common across the industry.
No advice, and no guarantee of outcome
Nothing published by PropertyMetric is investment, financial, legal, tax or valuation advice. We provide data and research tools; the analysis and the decision remain yours. We do not guarantee the accuracy, completeness or fitness for a particular purpose of any figure, and we do not issue certified or bank-approved valuations.
Sources and attribution
Dubai Land Department publishes open real estate data categories including transactions, rents, projects, valuations, land, buildings, units, brokers and developers. Where PropertyMetric consumes official or licensed sources, they are identified accurately and subject to applicable attribution and licensing requirements. We do not claim a formal partnership with, or endorsement by, the Dubai Land Department or any government entity.
This page is a working draft that states the operational facts we can confirm. Sections marked "Legal review required" need drafting by qualified counsel before these terms should be treated as final. We show the gaps rather than hiding them behind legal text nobody has approved.
