Key capabilities

Market context for your holdings

Price and rental context for the buildings, communities and property types you follow, rather than for the market in general.

Concentration visibility

See where your exposure is concentrated by community and property type — often the single most useful thing a portfolio view can tell you.

Connected to the research tools

Move from a portfolio-level observation straight into transactions, comparables or community analytics to understand what caused it.

Business use cases

What people actually use this module for, rather than a list of what it contains.

  1. 1

    A multi-property investor

Track the market conditions around each holding in one place instead of re-running the same searches each month.

  2. 2

    An asset manager

Review market movement across managed properties and identify which need attention first.

  3. 3

    A family office

Maintain an ongoing market view on property exposure across communities.

How the analysis works

  1. 1

    Define what you follow

Identify the buildings, communities and property types relevant to your holdings.

  2. 2

    Pull the market context

Price and rental measures for those segments are surfaced together.

  3. 3

    Investigate changes

Move into the detailed research modules when something moves.

Filters and metrics

The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

Data limitations

  • Specific portfolio tracking behaviour, data entry methods and any third-party integrations are configured in the application. We do not advertise integrations or automated tracking features that have not been verified.
  • The platform provides market context for properties you follow; it is not an accounting, property management or financial reporting system.

Metrics used on this page

Median sale price
The middle recorded sale price in a set of transactions: half sold for less, half for more. The median is used instead of the average because a small number of very high-value sales can pull an average far away from what a typical buyer paid.
Median annual rent
The middle recorded annual rent in a set of registered rental contracts for a segment. Like the median sale price, it describes the typical contract rather than the average of extremes.
Gross rental yield
Annual rent divided by property price, expressed as a percentage. Gross yield excludes service charges, management fees, vacancy periods, maintenance, agency costs and financing — so it is a comparison tool, not a return forecast. Net yield, which deducts those costs, is a different measure.
