Property Data
Dubai commercial property research
Commercial property is a separate market with its own drivers, lease structures and buyer base. PropertyMetric treats it as a separate module rather than folding it into residential analytics, because a blended figure would mislead in both directions.

Key capabilities
A distinct commercial module
Commercial research sits apart from the residential modules in the platform navigation, so a commercial question is never answered with a residential median.
Research consistent with the rest of the platform
The same discipline applies: recorded activity rather than asking prices, medians rather than averages, and sample size surfaced alongside every figure.
Business use cases
What people actually use this module for, rather than a list of what it contains.
- 1
An investor assessing commercial exposure
Research commercial property activity separately from residential holdings.
- 2
An advisor fielding a commercial question
Work in a module built for commercial property rather than reinterpreting residential figures.
How the analysis works
- 1
Separate commercial records
Commercial property research is kept distinct from residential datasets.
- 2
Apply the same standards
Recorded activity, median-based measures and visible sample sizes, as across the platform.
Filters and metrics
The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

- Property type

Data limitations
- Specific commercial datasets, metrics and coverage for this module are confirmed in the application and with our team rather than described here, because we do not publish capability claims we have not verified.
- Commercial markets typically have fewer transactions than residential ones, so samples are smaller and individual deals carry more weight.
Metrics used on this page
- Transaction volume
- The count of recorded sale transactions in a period. Volume answers "how much activity", while transaction value answers "how much money" — a market can rise in value while volume falls if larger properties trade.
- Price per square foot (AED/sqft)
- A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.

Frequently asked questions
Commercial is a separate research module within the platform. We deliberately do not publish a detailed dataset or metric list for it on this website until that coverage is verified — ask our team and you will get a direct answer about current commercial coverage.
