Data and trust

What our data actually covers

Coverage is the question most data vendors answer vaguely. This page states which markets and categories are supported, which are partial, and which we do not publish at all — because knowing the edge of the dataset is part of using it properly.

Geographic coverage

Dubai

Covered

The primary market covered, and the market all published measures and content on this website are built around.

Other UAE emirates

Partial or varies

The application allows UAE exploration, but that is not a claim of complete live coverage across all seven emirates. Confirm current coverage for a specific emirate with our team before relying on it.

Coverage by data category

Coverage, reporting periods and completeness differ between categories. "Directly sourced" means records of registered events; "derived" means a calculation applied to those records.

CategoryStatusOriginNotes
Sale transactionsCoveredDirectly sourcedRecorded completed sales with date, location, property characteristics and registered price. The basis for all price analysis.
Rental contractsCoveredDirectly sourcedRegistered rental records, which establish achieved rent as opposed to advertised rent.
Communities and buildingsCoveredDerived aggregationTransactions and rental records aggregated to community and building level. Coverage depth follows the underlying record count.
Registered projects and supplyPartial or variesDirectly sourcedBased on available registered project records. Registry coverage can be incomplete, so pipeline figures are a well-evidenced floor rather than a complete census of future stock.
DevelopersPartial or variesDirectly sourcedRegistered development activity as recorded. We do not publish developer ratings or delivery reliability scores.
Market indicesPartial or variesDerivedPublished for segments where the available sample supports them, with coverage labels. Not published for segments that are too thin.
Commercial propertyPartial or variesConfirmed in the applicationA separate research module. Specific commercial datasets, metrics and coverage are confirmed in the application and with our team rather than described here, because we do not publish capability claims we have not verified.
Net yield, forecasts and valuationsNot publishedNot publishedNet yield depends on property-specific costs market data does not contain; forecasts are models rather than records; and we do not issue certified valuations or automated valuation output.

Reporting periods and history depth

How far back you can look depends on your plan. The free account covers 90 days of transaction and rental history; the Individual plan covers 365 days of each. History depth on the Professional, API, Agency and Enterprise plans is confirmed at registration — we have not published it here because we have not verified it against the production entitlement configuration.

Within any period, the most recent weeks are the least complete part of the dataset because of reporting lag, and they revise upward as records are registered.

Where coverage is incomplete

  • Registered project coverage can be incomplete, so total future stock may be higher than the supply figures shown.
  • Narrow segments — a small community, an unusual unit size, a short period — can have too few records to support a reliable figure. The platform indicates this rather than presenting a precise-looking number.
  • Recorded area definitions are not perfectly uniform, which affects price-per-square-foot comparability across differently recorded properties.
  • Transaction records contain nothing about unit condition, floor, view or finish, all of which materially affect value.
  • Registered values may not capture every commercial term agreed between the parties to a transaction.
