PropertyMetric is a UAE property market intelligence platform. We take recorded real estate data — completed sales, registered rental contracts, registered project records — and organise it so that a property question can be answered with evidence rather than impression.
What we do
Dubai is one of the more data-rich residential markets in the region, and also one of the more frequently misreported. Most of the confusion comes from mixing categories: an asking price quoted as a sale price, a city-wide median applied to a single community, an announced project counted as delivered stock.
The platform is built around removing that confusion: every aggregate is computed against an explicit segment and period, every figure is traceable to the records behind it, and sample size travels with the number so a thin segment reads as thin.

We publish method, not predictions
Our editorial content explains how property market measures work and when they mislead. We do not publish market forecasts presented as data, and we do not quote statistics without the period, segment and sample behind them.
Unverified is stated as unverified
Where a product entitlement, a dataset or an integration has not been confirmed, we say so — on the pricing comparison table, on the feature pages, and in the FAQ. An ambiguous tick costs a customer more than an honest blank.
No invented social proof
You will not find customer counts, testimonials, client logos, awards, certifications, accuracy percentages or government endorsements anywhere on this website, because we do not have verified ones to show. When we do, they will appear with attribution.
Gross is not net, and we say which
Yield figures on this platform are gross, and every page that shows one states what it excludes. Net yield depends on costs specific to a property and an owner, which market data does not contain — so we do not compute it.
