Dubai property comparables and comparable sales research

Every pricing conversation eventually comes down to the same question: what did similar properties actually sell for? Comparables is built to answer it with recorded evidence, and to be honest about when the evidence is thin.

Key capabilities

Match on what matters

Build a comparable set using location, property type, size band and recency. Each of those four is a reason a comparison can fail, so each is explicit rather than assumed.

Normalised comparison

Comparables are presented with recorded price and AED/sqft side by side, so a larger unit at a lower AED/sqft is not mistaken for a cheaper property.

Widen deliberately

When a building has too few recent sales, widen to the community or the period consciously — and see exactly how much you widened, rather than silently drifting into a different market.

Sample strength visible

The number of comparables behind a conclusion is shown, because four comparables and forty support very different levels of confidence.

Business use cases

What people actually use this module for, rather than a list of what it contains.

  1. 1

    An agent justifying a price

Present a client with the recorded sales that support a recommended asking price, with dates and sizes attached.

  2. 2

    A valuer documenting evidence

Assemble and document the comparable transaction set underpinning a professional opinion.

  3. 3

A buyer testing an asking price

Check a quoted price against what comparable units in the same building recently recorded.

How the analysis works

  1. 1

    Define the subject

Location, property type, size and the period you consider relevant.

  2. 2

    Retrieve matching records

Recorded sales meeting those criteria are assembled into a comparable set.

  3. 3

    Judge the set

Read the comparables with their dates, sizes and count — the evidence informs a judgement, it does not replace it.

Filters and metrics

The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

Data limitations

  • Comparables support a professional judgement. PropertyMetric does not produce an automated appraisal, and we make no accuracy guarantee for any price conclusion.
  • Unit-specific factors such as floor, view, condition and finish are not fully captured in recorded transaction data.
  • In thin segments, a defensible comparable set may simply not exist — and the platform is designed to show that rather than fill the gap.

Metrics used on this page

Comparable transactions
Recorded sales of properties similar enough to a subject property — in location, type, size and recency — to inform a view on its value. Comparables are evidence for a judgement, not a substitute for one.
Price per square foot (AED/sqft)
A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.
Asking price versus recorded sale price
An asking price is what a seller advertises. A recorded sale price is what a completed transaction was registered at. The two can differ materially, and only the second is evidence of what the market paid.
Sample size
The number of records behind a displayed statistic. A median built on six transactions is a weak signal; the same median built on six hundred is a strong one. Sample size is why a figure can move sharply in a small community without the market itself moving.

Frequently asked questions

Start as narrow as the evidence allows: the same building, the same unit size band, the last few months. If that yields too few records, widen one dimension at a time — first the period, then the size band, then the community — and note how far you widened. A comparable set assembled that way is defensible; one assembled by broad filtering is not.
