Property Data
Dubai building and project market research
Within a single community, two towers can trade at materially different price levels. Building-level research is where community averages stop being good enough and the specific asset starts to matter.

Key capabilities
Building transaction history
The recorded sales in a specific building over time, which is the most direct evidence available for what a unit in that building is worth.
Price level within the building
Median price and AED/sqft for the building, which can be set against its community to see whether the asset trades at a premium or a discount to its area.
Project-level view
Research activity at development level where a project contains multiple buildings, keeping the development and its individual buildings distinct.
Unit mix context
Activity broken down by unit type and size within the building, because a building median blends studios and penthouses unless you separate them.
Business use cases
What people actually use this module for, rather than a list of what it contains.
- 1
An agent listing in a specific tower
Ground a price recommendation in what has actually been recorded in that tower for the same unit size.
- 2
An investor evaluating a specific unit
Check whether the asking price sits above or below the building’s recorded price level.
- 3
A valuer researching a subject property
Assemble building-level evidence before widening the search to the surrounding community.
How the analysis works
- 1
Identify the building or project
Search by building or development within a community.
- 2
Aggregate its recorded activity
Sales records associated with the building are summarised into price measures and history.
- 3
Compare to its community
Building figures are most informative read against the surrounding community level.
Filters and metrics
The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

Data limitations
- Buildings with few recorded transactions in a period produce weak price signals.
- Unit-level factors — floor, view, condition, finish — are not fully captured by recorded transaction data and remain a matter of professional judgement.
Metrics used on this page
- Price per square foot (AED/sqft)
- A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.
- Median sale price
- The middle recorded sale price in a set of transactions: half sold for less, half for more. The median is used instead of the average because a small number of very high-value sales can pull an average far away from what a typical buyer paid.
- Comparable transactions
- Recorded sales of properties similar enough to a subject property — in location, type, size and recency — to inform a view on its value. Comparables are evidence for a judgement, not a substitute for one.
- Sample size
- The number of records behind a displayed statistic. A median built on six transactions is a weak signal; the same median built on six hundred is a strong one. Sample size is why a figure can move sharply in a small community without the market itself moving.

Frequently asked questions
Yes. Search for the building within its community to see the recorded sales associated with it, each with date, recorded price, size and AED/sqft. Filtering by unit size makes the result directly comparable to the unit you are researching.
Age, build quality, finish, service charges, views, amenities and management all affect what buyers pay, and none of them are visible in a community-level median. This is exactly why building-level research exists.
