Explore Dubai property prices on an interactive map

Price is a geographic variable before it is anything else. Two towers a kilometre apart can sit in different price tiers for reasons a spreadsheet will never show you. The map puts price levels and activity where they belong — on the city.

Key capabilities

Community price markers

Each community carries its median AED/sqft for the selected segment and period, so relative price levels across the city are readable at a glance rather than assembled mentally from a table.

Hover and select

Hover a community for its summary; select it to pull its full analytics into view. Selecting several lets you compare areas side by side without losing the geographic context that made you curious.

Legend and tiering

A clear legend ties marker treatment to price bands, so the map communicates magnitude rather than just position.

Area comparison cards

Supporting cards sit alongside the map with the metrics for your selected areas, keeping the numbers and the geography in one view.

Business use cases

What people actually use this module for, rather than a list of what it contains.

  1. 1

    An investor narrowing a search

Identify which communities sit in an affordable price tier relative to a target budget, then open those communities for detailed analysis.

  2. 2

    An agent explaining price differences

Show a client why two apparently similar properties are priced differently, using the recorded price geography of the surrounding communities.

  3. 3

    A developer assessing a site

Understand the price context of neighbouring communities before committing to a position for a new scheme.

How the analysis works

  1. 1

    Select segment and period

Property type and time range set which transactions feed each community marker.

  2. 2

    Aggregate by community

Records are grouped by community and summarised into the displayed price measure.

  3. 3

    Compare, then drill in

Use the map to shortlist areas and the community analytics to test whether the shortlist survives detailed scrutiny.

Filters and metrics

The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

  • Time range
  • Price metric
  • Selected communities

Data limitations

  • Community boundaries are an administrative convenience; a single community can contain several distinct sub-markets.
  • Communities with few recorded transactions in a period carry a correspondingly weaker signal.

Metrics used on this page

Price per square foot (AED/sqft)
A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.
Median sale price
The middle recorded sale price in a set of transactions: half sold for less, half for more. The median is used instead of the average because a small number of very high-value sales can pull an average far away from what a typical buyer paid.
Sample size
The number of records behind a displayed statistic. A median built on six transactions is a weak signal; the same median built on six hundred is a strong one. Sample size is why a figure can move sharply in a small community without the market itself moving.

No. PropertyMetric is a market intelligence platform, not a listings portal. The map shows aggregated market measures by area, derived from recorded transactions.
