Property Data
Dubai community property analytics
Community is the unit of analysis most property decisions actually turn on. Communities brings price level, sales activity, rental performance and history together for one area, and lets you set two or more against each other.

Key capabilities
One profile per community
Price level, transaction activity, rental level and gross yield for a single community, with the history behind each so you can see whether current figures are typical for that area.
Side-by-side comparison
Set communities against each other on the same measures and periods. Comparing a six-month median in one area with a two-year median in another is the fastest way to reach a wrong conclusion, so the interface holds the period constant.
Property type breakdown
Apartments and villas analysed separately within a community, because a community median that blends them describes neither.
Historical performance
How price and rental levels in the community have moved over time, which is what distinguishes a structural position from a recent spike.
Business use cases
What people actually use this module for, rather than a list of what it contains.
- 1
An investor choosing between areas
Compare two shortlisted communities on price level, gross yield and recent activity using the same period and unit type.
- 2
An agent advising on a relocation
Explain the price and rental trade-offs between neighbouring communities with recorded figures.
- 3
A developer selecting a location
Assess which communities support the price points a planned scheme depends on.
How the analysis works
- 1
Group records by community
Sale and rental records are aggregated to community level for the selected segment.
- 2
Hold the comparison constant
Comparisons use the same metric, property type and period across every selected community.
- 3
Surface the sample
Sample size is shown so that a thin community is read as thin rather than as an outlier.
Filters and metrics
The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

Data limitations
- Community boundaries are administrative and can contain distinct sub-markets with different price levels.
- Smaller communities produce smaller samples, and therefore noisier medians.
Metrics used on this page
- Price per square foot (AED/sqft)
- A recorded sale price divided by the property’s recorded area, expressed in AED per square foot. It allows properties of different sizes to be compared, but only compares fairly within a similar property type, location and condition.
- Median sale price
- The middle recorded sale price in a set of transactions: half sold for less, half for more. The median is used instead of the average because a small number of very high-value sales can pull an average far away from what a typical buyer paid.
- Median annual rent
- The middle recorded annual rent in a set of registered rental contracts for a segment. Like the median sale price, it describes the typical contract rather than the average of extremes.
- Gross rental yield
- Annual rent divided by property price, expressed as a percentage. Gross yield excludes service charges, management fees, vacancy periods, maintenance, agency costs and financing — so it is a comparison tool, not a return forecast. Net yield, which deducts those costs, is a different measure.
- Sample size
- The number of records behind a displayed statistic. A median built on six transactions is a weak signal; the same median built on six hundred is a strong one. Sample size is why a figure can move sharply in a small community without the market itself moving.

Frequently asked questions
Compare like with like: the same property type, the same unit size band and the same time period in each community. Look at price level, recorded sales activity, median annual rent and gross yield together — a high yield in a community with very few transactions is a weaker signal than a slightly lower yield supported by hundreds of records.
Coverage follows the available recorded data for Dubai. Communities with sufficient records support full analysis; where records are thin, the platform indicates that rather than presenting a figure that looks more solid than it is.
