Market Intelligence
Dubai property supply and the project pipeline
Today’s prices are set by today’s stock. Tomorrow’s are influenced by what is already under construction. Supply Intelligence organises registered project records into a view of what is expected to be delivered, when, and where — with honest limits on what that can tell you.

Key capabilities
Completed, upcoming and project counts
Units already completed, units indicated as upcoming, and the number of registered projects behind them — kept as separate figures because conflating them is the most common error in supply analysis.
Delivery timeline
Expected deliveries distributed across future periods, so a pipeline concentrated in one year reads differently from the same number of units spread across five.
Supply by community
Where the pipeline is concentrated geographically. A community with modest existing stock and a large pipeline is in a different position from a mature community with the same pipeline.
Construction status classification
Registered projects are distinguished by status — under construction versus announced — because an announced project is a plan and a project under construction is a commitment.
Upcoming versus existing stock
Compare the pipeline against what already exists in a community, which is the comparison that actually indicates relative supply pressure.
Business use cases
What people actually use this module for, rather than a list of what it contains.
- 1
A developer assessing competing supply
Understand how many comparable units are expected in the same community and delivery window before fixing unit mix and launch timing.
- 2
An investor assessing a community
Check whether a community with strong recent performance also has a large pipeline arriving in the holding period under consideration.
- 3
A lender reviewing concentration
Review how much expected delivery is concentrated in specific communities and periods when considering exposure.
How the analysis works
- 1
Start from registered project records
The pipeline view is built from available registered project data, not from press announcements or market speculation.
- 2
Classify by status and expected delivery
Records are grouped by construction status and expected delivery period, with each kept distinct.
- 3
Read against existing stock
Pipeline figures are most meaningful compared with what already exists in the same community.
Filters and metrics
The filters that define what a figure is computed from. Setting them before reading a number is the difference between an answer and a coincidence.

Data limitations
- Displayed supply is based on available registered project records. Registry coverage can be incomplete, so figures may not represent total future stock.
- Expected delivery dates are planning information and change. Delivery slippage is common across the industry.
- Announced projects are not committed stock and should not be added to completed units as if they were.
- Oversupply risk indicators are only presented where a verified methodology supports them.
Metrics used on this page
- Supply versus existing stock
- Existing stock is what has already been completed. Supply, in the pipeline sense, is what registered project records indicate is still to be delivered. Adding announced projects to completed stock without distinguishing them overstates what will actually exist.
- Upcoming units
- Residential units that registered project records indicate are expected to be delivered in a future period. Expected delivery dates are planning information and can change.

Frequently asked questions
No, and we are explicit about that. The view is built from available registered project records. Where registry coverage is incomplete, total future stock will be higher than the figures shown. Treat the pipeline as a well-evidenced floor rather than a complete census.
Project count is the number of registered developments; upcoming units is the number of residential units those developments are expected to deliver. One large project can contain more units than a dozen small ones, so the two figures tell different stories and are never combined.
